The types, briefly
Fire-tube boilers run hot combustion gases through tubes surrounded by water — rugged, common, the commercial standard for decades. Water-tube boilers invert that design for higher pressures and bigger loads. Condensing boilers are the modern efficiency play: they extract extra heat by condensing water vapor out of the flue gas, reaching 90-plus percent efficiency when the system's return water is cool enough to let them condense — a design condition, not a brochure promise.
The maintenance that matters
Boiler reliability is built in the details: burner tuning and combustion analysis (efficiency and safety in one test), low-water cutoff testing (the safety that prevents the catastrophic failure mode), water treatment against scale and corrosion, inspection of refractory and heat-exchange surfaces, and exercising relief valves. Most jurisdictions also require periodic certified inspection — a maintained boiler makes those visits boring, which is the goal.
Fall readiness beats a January failure
The first cold snap is when neglected boilers announce themselves — and when every contractor's phone rings at once. A fall startup visit catches failed igniters, fouled burners, airbound loops, and dead circulator pumps while the fix is routine.
